TJ Building Drainage method

1. Sink mizu1
Open the sink tap and leave the water running.
2. Washstand mizu2
Open the sink tap and leave the water running.
3. Bathroom mizu3
Open the bathroom tap and leave the water running.
4. Pipe space mizu4
While remaining in steps 1, 2, and 3 above, leave the entrance to your room and open the iron door (pipe space) in the hallway.
5. Stopcock mizu5
There is a white plastic plate hanging down with your room number written on it.
Turn this blue valve clockwise.
The valve may be heavy, but keep turning it until the running water in the room stops.
This will stop the water supply to your room.
6. Toilets mizu6
Flush the toilet and empty the tank. Leave the sink, washbasin, and bathroom faucets open. (→ Water accumulated in the attic will be drained over a few days.)
*If you will be away for an extended period during winter
If you will be away for an extended period during the harsh winter, spanning several weeks, the water in the toilet trap may freeze, requiring antifreeze. Please let us know if this is the case.
It is not necessary if you will only be away for a few days.
7. Laundry faucet mizu7
Turn on the laundry faucet under the instantaneous water heater to let the water flow.
Collect the water in a bucket, empty milk carton, etc.
If the faucet is always open because the hose is connected to the washing machine, you can skip this step.
8. Instant water heater (heat exchanger) mizu8
There is a black plastic screw under the instant water heater. Turn and remove this screw to drain the accumulated water from the radiator.
Collect the water in a bucket or an empty milk carton.
A cupful of water will come out.
■ Leave the above condition for at least 20 minutes, then close the black screw at the bottom of the instant water heater. This is because it can take up to 20 minutes for the water to drain completely.
【caution】
5. When tightening the blue valve in the pipe space, it may be difficult to close and may stop halfway. If this happens, leave a string of water running in the sink (to prevent freezing). After that, please contact the PROS office.

■When you return home and start using the water later, turn off all indoor faucets and then open the blue valve on the stopcock.

Do not turn off the electrical breaker during the winter.
If the breaker is turned off, appliances with built-in freeze prevention heaters will not work.

Please be aware that users are responsible for any frozen water pipes and will be responsible for any costs incurred.

Example of contact information in case of water pipe burst emergency:
Plumber: Sapporo Lavatory Kogyo
Address: Kita 21 Higashi 1
Telephone: 742-4848

Please practice the above steps, and if you are still unsure of how to drain the water, please get an explanation from the manager well before you return home.
If the water pipes are not burst and the water is only slightly frozen, the manager may be able to thaw it free of charge, so if your water does freeze, please let the manager know first.
Also, if you realize you forgot to drain the water after you return home, please call us.
